Ridgeline at Palmer Divide is IronPeak's flagship community — and the one that started with a view Jake couldn't stop thinking about.
In 2019, he drove past this piece of land on Highway 105 heading toward Monument and pulled over. Sixty-eight acres sitting at the top of the Palmer Divide — the geological ridge that separates the South Platte and Arkansas River watersheds and creates the highest point on I-25 between Denver and Colorado Springs. The elevation here is nearly 7,000 feet, and the views run unbroken from Pikes Peak in the south to the Rampart Range in the west and the rolling prairie stretching east toward the plains.
He bought the land the following spring. The first homes broke ground in 2024.
Sixty-eight homesites on quarter to half-acre lots, laid out along two streets that follow the ridgeline to maximize views. Every lot faces west, south, or southwest — no home at Ridgeline has its back to the mountains. The architecture is IronPeak's signature mountain-modern: clean horizontal lines, standing-seam metal roofs, natural stone, and windows big enough to earn the view they frame.
