Our Process
How We Build Your Dream Home
Discover
You reach out. We have a conversation — not a sales pitch. We want to know how you live, where you work, what brought you to Colorado, and what "home" means to your family. We'll ask about your mornings, your weekends, whether you cook or order in, and whether the dog gets the mudroom or the living room. Then we tour. We walk communities together so you can feel the land — the elevation, the orientation, the views, the neighbors. We'll point out which lots get morning sun, which ones back to open space, and which ones frame Pikes Peak from the kitchen sink. If you have your own land, we do a site consultation instead. We walk the property, study the grade, and talk through what the site wants to become.
Design
This is where your home takes shape. You'll work with our team on two tracks: Plan Selection & Modification You start with one of our proven floor plans — layouts refined over hundreds of builds. From there, we modify. Add a bedroom. Extend the garage. Flip the plan to face the view. Convert the dining room to a home office. Our plans are starting points, not final answers. Your project manager documents every modification and prices it transparently. Design Studio Sessions You spend 8–12 hours across 3–4 visits in our Monument studio with Laura and the design team. Exterior materials first, then interiors room by room. You'll select from three curated tiers — Signature (included), Elevated, and Reserve — with the option to mix and match across rooms. Every selection is touched, held, and seen in natural light before you commit.
Permit & Prep
We handle all of it. Permitting with Douglas County or El Paso County. Engineering reviews. HOA architectural submissions if applicable. For Build on Your Lot projects, we coordinate surveys, soil testing, and well/septic permitting. While permits process, we're preparing the site — clearing, grading, staking, and utility rough-ins. We schedule trade partners and lock material orders so nothing bottlenecks once framing starts. You don't need to do anything during this phase except get excited. But if you want to drive by and see the stakes in the ground, you're always welcome.
Build
our dedicated project manager runs the build day to day. Here's what you can expect: Weekly Updates Every Friday you'll receive a photo update showing progress, what was completed that week, and what's coming next. Not a form email — a real update from your PM with context on what you're looking at. Open-Door Job Site Come by anytime. We don't lock our sites and we don't make you schedule visits. If you want to see your trusses go up or watch the hardwood get laid, show up. We'll introduce you to the crew. Just wear closed-toe shoes.
Close & Move In
Pre-Close Walkthrough You and your PM walk every inch of the home together. We carry a punch list and note anything that needs attention — a paint touch-up, a cabinet adjustment, a grout line. Nothing is too small. We fix every item before closing day. Quality Inspection Before you ever see the punch list, our construction manager has already done a full quality review. We inspect against our internal standards — not just code. Code is the minimum. We build above it. Closing Day We close at the title company. The paperwork takes about an hour. Then Jake or your PM hands you the keys, walks you through the mechanical systems, and gives you a homeowner binder with all your warranty information, maintenance schedules, and every selection sheet from the design studio. Common Questions About the Build Process
It happens, and we handle it cleanly. Your PM assesses feasibility, timeline impact, and cost, then presents a written change order for your approval. No work happens until you sign. Most IronPeak homes have zero to two change orders because our design process is thorough enough to get it right upfront.
Your PM sends a photo update every Friday with context on what was completed and what's next. You can also call or text your PM anytime — they carry a phone, not a pager.
It means the contract price is the closing price. We don't use allowance systems where the base price assumes the cheapest materials. Our Signature tier is genuinely good — you won't feel pressured to upgrade just to get something livable. The only thing that changes the price is a buyer-initiated change order, which you approve in writing before work begins.
Colorado's Front Range winters are dry enough for year-round construction. We pour foundations down to about 20 degrees using heated enclosures and blankets. Framing and interior work continue uninterrupted. The only thing that occasionally pauses is exterior concrete flatwork (driveways, patios) during sustained cold — and we plan for that in the schedule.
